Your holiday home in Italy deserves guests who book with you.

Guests who find you on Booking or Airbnb often search your name on Google before they book. We make sure they find a website worthy of your place, with a button to book directly. Website, copy, photos and bookings: one point of contact.

  • Italian and English
  • Your booking engine, in your style
  • CIN on every page
  • You update it with FRAME

Example: one night booked on Booking.com

  1. Nightly price€100.00
  2. Genius discount you fund (10%)− €10.00
  3. Commission (15% of €90)− €13.50
  4. VAT on the commission (22%), without an Italian VAT number− €2.97
You keep€73.53
With higher commissions or discounts, up to a third goes.
  • An example on sector averages: your contract may differ. With an Italian VAT number you pay the VAT on the commission yourself, under reverse charge: ask your accountant.
  • Taxes (for example Italy's flat-rate cedolare secca) are due anyway, on direct bookings too: they are not a cost of the portal.
  • Direct bookings have costs too: the booking engine and the fees on online payments (usually between 1.4% and 2.9%).

Read the case study

Guests find you on Booking. But they stay Booking's.

The algorithm decides.

How visible you are depends on rules you don't control and that change without warning.

The commission takes a slice of every night.

Usually between 15 and 20% on Booking.com, about 15.5% on Airbnb for hosts using a connected property manager. With discount programmes the slice grows.

The guest isn't yours.

The platform handles the contact, by its own rules.

The portals stay useful: they get you discovered. The point is that those who have already found you can book directly with you, and come back.

Everything it takes for guests to book with you.

A made-to-measure website.
Designed around your place, not a theme: a page for every room or apartment, in Italian and English (and more languages if you need them).
Your booking engine, in your style.
We keep the one you already use (VikBooking, Smoobu, Octorate, Krossbooking, Lodgify and others) and design its booking pages too, so guests never feel they are “leaving” right at the moment of booking. If you don't have one, we help you choose.
Copy written with you.
You know your house; we know how a page is read.
Photos, if you need them.
If yours work, we make the most of them. If you need new ones and don't know who to call, the project can include a shoot with a photographer we send you.
Getting found.
SEO for Google and for AI search engines, pages written for people looking for a place to stay in your area.
You update it.
Rooms, copy and photos from FRAME, our panel. Availability and prices stay in your booking engine.
By the rules.
The CIN on every page, cookies and privacy in order.

The house was a 9.5. Now the website is too.

Fra le Righe is an artist's home in the centre of Catania, Sicily. They already had excellent reviews and a website that didn't show them. We rebuilt everything to measure, kept their booking engine and redesigned the booking pages.

BeforeAfter

Four weeks, together with you.

  1. Week 1

    Direction and strategy

We choose the style together, starting from your place; then rooms, languages and the path to the booking.

  2. Week 2

    Design

You watch the homepage and the room pages take shape, and we refine them with your feedback.

  3. Week 3

    Development

The design becomes the real website, connected to your booking engine.

  4. Week 4

    Launch

Final touches, going live, and FRAME: we show you how to update everything yourself.

The timing holds once copy and photos are ready. If a shoot is needed, we put it in the calendar from day one, ideally before the high season.

What owners ask us.

Do I have to leave Booking and Airbnb?

No. The portals get you discovered; the website is there so that those who have already found you can book with you, the first time or the second.

Do I have to change my booking engine or channel manager?

Usually not: we keep the one you already use and design its pages. If you don't have one, we help you choose, looking closely at the costs: some plans charge only a fee, others a small percentage on direct bookings.

Can I charge less on my website than on Booking?

Towards Booking.com, yes: since 14 November 2024 the EU Digital Markets Act bans its price-parity clauses in the European Economic Area. In Italy there is also law 124/2017. For other portals, reread your contract or ask an adviser.

Do I need the CIN on my website too?

Yes: since 2025 Italy's national identification code (CIN) must appear in every online listing, your own website included. We put it on every room or apartment page.

I don't have professional photos. Is that a problem?

No. If the ones you have work, we make the most of them; if they aren't enough, the project can include a shoot with a photographer we send you.

What if I already have a website?

We start from there. Usually we keep your domain and take care of all the connections ourselves. If you change domain, as Fra le Righe did, we redirect the old addresses to the new ones, so you don't lose what you have built on Google.

How much does it cost?

Every place is different: it depends on how many rooms, how many languages, whether you need photos. We send you a tailored quote, in writing, after a first conversation.

Your next site starts with a message.

Tell us about your business and what you want the site to do for you. We reply within 24 hours with concrete ideas, not an automated quote.
